The nine acre commercial development, when completed, will serve as center point to the town’s current downtown development and provide for the town’s future commercial growth and expansion. Heritage Market, a 30,000 square foot full-service grocery store that includes a deli, bakery, drive-through coffee shop and pharmacy, is the anchor of the development. In addition, 15,000 square feet of land has been set aside for future expansion of the grocery store. The remaining development will provide space for 15,000 square foot office building, 6,000 square feet of retail space, and a 1 acre lot for restaurant/retail. The development will provide services to Eaton and surrounding areas, which include Ault, Pierce, Nunn and Severance.
Lamp, Rynearson and Associates worked closely with the owner from the initial planning of the development’s layout to the civil engineering of the site. From approval on the concept plan by the Town, the project’s timeline lead to a design-build approach. Initial grading was completed to set the building pad elevation so the foundation of the grocery store could begin. The initial grading was completed efficiently due to the 3D modeling that was used. The modeling software gave our engineers the ability to create hinge points throughout the site, which allowed the entire site to be raised and lower in the model until an ultimate solution was found to balance the cuts and fills and maintain the drainage as planned by the original subdivision. The solution eliminated the need for importing soil. Furthermore, the 3D model provide our engineers the necessary information to design the utilities while verifying and eliminating conflicts with the exiting utilities. In addition, Lamp Rynearson completed the design for the site paving, potable water, sanitary sewer, and storm drainage. Lastly, Lamp Rynearson completed the subdivision of the nine acres.
